Suwanee Roof Replacement and Hail Damage Inspection

We have completed 314 roofs in Suwanee. 299 of them, 95 percent, were paid through an insurance claim. That is the highest insurance share of any city we work in.

It is worth sitting with that number. In Suwanee, almost nobody who replaces a roof with us is paying for it out of pocket. They are replacing storm-damaged roofs that their policy covers.

Why is the insurance rate so high in Suwanee?

Two things stack up.

The housing stock is mostly 1990s and 2000s subdivisions, which means a lot of roofs hit 15 to 20 years old at roughly the same time. And Gwinnett County sits under a storm corridor that has delivered repeated hail over the last decade.

An aging roof by itself is not a claim. An aging roof with documented hail on it is.

Which Suwanee neighbourhoods do you work in?

Across Suwanee and the surrounding Gwinnett communities: Town Center, Laurel Springs, The River Club, Edinburgh, Morningview, Brookwood, Settles Bridge, and out toward Sugar Hill, Buford and Duluth.

Duluth is a substantial market for us in its own right, at 178 completed roofs.

My neighbours got new roofs and I did not. Should I be worried?

Probably worth a look, yes.

Hail falls in swaths. If a cell dropped hail on one side of a subdivision, the houses in that swath took it and the houses outside it did not. But the boundary is rarely tidy, and plenty of homeowners assume they were outside it when they were not.

The other pattern we see in Suwanee: one neighbour files, the adjuster approves, word spreads, and six months later half the street has been inspected and most of them had damage too.

Why does waiting make it worse?

Hail does not leak straight away, and that is what catches people out.

A roof hit in May can go through a whole summer without a drip. What is actually happening in that time is that the impact points have stripped the granules off the shingle, the mat underneath is now exposed to UV, and it is degrading every week. By the time water shows on a ceiling, the damage is no longer just shingle deep: it is in the decking, sometimes the insulation, occasionally the ceiling itself.

The roof does not get better while you think about it. An inspection costs nothing and takes half an hour.

What does the inspection involve?

An FAA-licensed drone operator flies the roof and captures high-resolution imagery of every slope, looking for hail bruising, granule displacement at impact points, and creased or lifted shingles from wind. Nobody walks on your roof and you do not need to be home.

You get shown exactly what we found. If there is nothing there, we say so. Free either way, about 30 minutes.

95 percent of the Suwanee roofs we replace are paid by insurance.
