Roswell Roof Replacement After Storm or Hail Damage
We have completed 134 roofs in Roswell and 118 of them were paid by the homeowner's insurance. Roswell sits in the same north Fulton storm band as Alpharetta, where we have done another 552.
Does Roswell take enough hail to matter?
Yes, and the record is in our own job list rather than a forecast. Storm cells tracking east across north Georgia pass over north Fulton most seasons, and Roswell is squarely under them.
Of the roofs we have replaced here, the overwhelming majority were storm damage a carrier paid for rather than roofs that had simply run out of life.
Roswell has very different houses. Does that change anything?
It changes what we are looking for. The historic district and the streets around it carry homes from a different century, with steeper pitches, more valleys and detailing that has to be flashed by hand. Martins Landing, Willeo and the Horseshoe Bend side are largely 1970s through 1990s, and the newer Crabapple builds are different again.
An older roof fails at its edges and penetrations first. A newer subdivision roof tends to fail in the field, where the hail actually lands. Same storm, different evidence.
Which parts of Roswell do you work in?
The historic district and the older streets near it, Martins Landing, Horseshoe Bend, Willeo, Crabapple, Roswell Farms, and out toward Alpharetta, Milton and Marietta.
Horseshoe Bend has been a long-standing concentration of work for us.
The house next door got approved and mine was not looked at. Why?
Usually because nobody has looked at yours. Hail falls in bands, and the edge of a band does not follow property lines, but far more often the difference is simply that one homeowner booked an inspection and the other assumed they were fine.
Roswell is a neighbourhood-scale market for us. We rarely inspect one roof on a street and then leave.
What do you actually do once a claim is open?
We document er arrives, meet them at the property, and walk the roof with them so the scopeis written against what is actually there. Afterwards we supplement for whatever the first estimate missed.
On the olderlist is usually longer: decking found at tear-off, flashing that was neverright, ventilation below current code.
Is there a cost to waiting a season?
Yes, and it Hail knocks the granule layer off at each impact, and those granules are whatprotect the asphalt mat from sunlight. Once they are gone the mat degrades steadily through the next summer.
Nothing leakhich is exactly why people wait. The leak arrives after the damage has alreadyspread into the decking.
