Atlanta Roof Replacement After Storm or Hail Damage

We have completed 83 roofs inside the city. The average one costs close to double what we see out in the newer north Atlanta subdivisions, and that is entirely down to what intown roofs are actually like.

What makes an intown roof different?

Complexity, mostly. The houses are older and the roofs show it: steep pitches, dormers, multiple rooflines meeting at awkward angles, chimneys that need flashing properly, and on the older properties slate or tile rather than asphalt.

Then there is the tree cover, which is heavier intown than anywhere else we work. It shades the roof, holds moisture against it, and drops limbs in the same storms that bring the hail.

Why does complexity matter for the insurance claim?

Because adjuster estimates are built from standard line items, and a complicated roof is not standard. Waste factor runs higher when every slope has to be cut to fit. Steep and multi-story labour applies on pitches a crew cannot simply walk. Flashing around three chimneys is not the same job as flashing around one.

A first estimate written quickly will miss most of that. On an intown house those omissions are worth thousands, and recovering them is the supplement work rather than the roofing work.

Which parts of Atlanta do you work in?

Across the intown neighbourhoods on both the Fulton and DeKalb sides: Buckhead, Brookhaven, Virginia-Highland, Morningside, Druid Hills, Candler Park, Inman Park, Grant Park and West Midtown.

Permitting differs depending on which side of the line a house sits, which is worth knowing before anyone promises you a start date.

Can you even see the damage on a roof like this?

Better than from a ladder, which on a steep intown roof is often the only alternative and sometimes not a safe one. A drone flies the whole roof at a consistent height and angle, including the slopes nobody can reach, and captures it at a resolution that shows individual impact points.

On an older roof that matters more, not less. Slate and tile fail differently from asphalt, and a cracked tile two rooflines back is exactly the thing a ground-level look misses.

What does the process look like?

Inspection first, then you file, then we document. We meet your adjuster at the house and walk the roof with them, which is the appointment where the scope gets decided. Supplements follow for anything the first estimate left out.

The build is usually one day on a simple roof and longer on an intown one, because the cutting takes longer and the tear-off often turns up decking that needs replacing.

What does waiting cost you?

More on an older house than a new one. The decking under a 1930s roof has usually been replaced at most once, and water reaching it finds timber that is already carrying decades of load.

Hail does not announce itself. It strips the granule layer, the mat underneath degrades through a season or two, and the first visible sign is interior. By then the claim is about more than shingles.

Storm been through your part of town?

The inspection is free, flown rather than climbed, and takes about half an hour. If the roof is sound we will tell you and leave it at that.
